Legionella Risk Assessing in Private Rented Residential Properties.
Landlords in the private rented sector are required by law to ensure their rented properties are assessed in respect
of risks of Legionella. As awareness grows of this requirement throughout the private sector
residential letting sector an opportunity for inventory clerks to expand their services is presented.
From research I have carried out the appropriate qualification is City & Guilds. Training providers are able to
provide City and Guilds qualification training. Such training providers can be found by a web search for your area. (You
may need to be wary of training provision that does not result in a City and Guilds qualification.) There is
a cost for training and qualification which may be considered worthwhile if it expands a clerks range of services.
Imagine being able to offer a Legionella risk assessment to your clients at the same time as carrying out an inventory
inspection. It could increase a clerks earnings potential and provide convenience to clients. In addition a City and
Guilds qualification may open many more avenues to a clerk currently only concentrating on carrying out inventory
Having been present at a Legionella risk assessment recently my view is that with suitable qualification and
knowledge very little time would be added to a standard inventory inspection as many of the elements (finding water and
heating systems etc) may have already been located and considered. This may result in the potential for more money per
visit to a property.
